Free Water Leak Detection – The Visual Inspection

More than 50% of all leaks that are suspected to be leaks under concrete that arrive at are not leaks under concrete. They just look like slab leaks. Most of the time homeowners just see water appearing out of nowhere and presume that it is coming out of the concrete. Just because you here water running in the walls and don’t see water coming up doesn’t mean that a copper water pipe is leaking under your concrete foundation. So we come to your owner occupied home for free and take a look around. Our plumbers have many years of experience and they know just where to go to quickly eliminate any and all obvious leaks that could appear to be a concealed water leak.

Up To 30 Minutes of Visual Slab Leak Locating for Free

Chances are good that we will find the leak under a kitchen counter, a bathtub, shower or toilet. The water could be moving under or between floorings and just appearing in the middle of the room. We are not able to say that every leak detection costs $125 because some homes are huge, some concrete slabs are very thick (14 inches or more) and the piping is actually buried in the concrete. These situations will be evaluated by our very experienced plumbers and you will be given the opportunity to stop before any charges are made. All estimates are in writing with your approval in advance. You are in control when we are advising you. This is an audible device that it tuned to the frequencies of the sound of water leaving the pipe. Many times we are done at this point and know exactly, within a few inches, of where the leak is.

Water Line Locating – Using a Radio Frequency Broadcaster

In thicker slabs and under unusual circumstances we may need to map out the piping in your home. We have electronic gear that projects a radio frequency along the copper piping under your foundation. We can then use a home beacon built into a wand to follow the copper pipes throughout your home. We will locate the manifolds (pipe connections in your wall) so that we can isolate the pipe under your slab and verify that it is the only water pipe leaking.

Alternate Pressurization – Typically Carbon Dioxide

If the water leak is very small or very big he use of carbon dioxide rather than water in the lines can be helpful for those stubborn water leaks that are difficult to find. The smaller leaks will be much louder and easier to find once the carbon dioxide fills the piping. The larger leaks will not resonate sound as far with carbon dioxide versus water.

Infrared Leak Detection

Water moving out of your piping under the concrete foundation of your home will radiate a different temperature that the surrounding concrete slab. It will either be colder or hotter depending upon the time of year and whether the leak is in the hot water line or the cold water line. This temperature driven water leak detection test can dramatically narrow the scope of the area for more narrowly focused testing.
