How Long Does It Take To Fix A Leak Under Concrete?

What would be the amount of time that you want fixing a slab leak to take?

You are dealing with professionally competent plumbers. This is not a speed contest. It is an accuracy contest. The instruments do not tell us the exact location of the leak.

They tell us fairly closely where the leak is. It is up to our skill to pinpoint the under concrete leaking pipe. That skill has been honed over the years and it isn't something you want yourplumbing making a mistake on.

It will take the right amount of time, period.

How Long Does It Take To Fix A Leak Under Concrete?

Most slab leaks are performed and completed the same day. There may be follow up work the next day for putting furniture back, flooring back or carpeting reinstallation. This may drag on for a while if walls needed to be opened because they will need to be patched, textured and painted, but the home is nearly always livable the entire time we are working.

But Most People Ask This Question After The Job Is Done...

All of the agreements that we will give you will be a flat rate or a not to exceed rate. This is the law in California. A plumber cannot give you an open ended time and materials contract and you are much safer if you do not engage in such a thing. Time and material contracts are a throwback to a time in home improvement when labor was really cheap, the materials were expensive and overhead was next to nothing. Think mid-1970’s and prior years.

Now, Labor is Costly, Materials are Costly and Overhead is Costly

The question is “How long does a slab leak take to perform”, but the real question is “Why does a slab leak cost so much”. If I am correct, keep reading. If I am wrong then go ahead and give a us call to perform your slab leak, you’ll love our work and cleanliness.

Why is a Slab Leak So Expensive?

Labor has been going up. The materials are higher than they used to be. The cost of insurance has been skyrocketing. The cost of marketing and advertising has been going up and the litigation is nearly endless. Plus....

Your Insurance Company Will Sue Me For the Next Slab Leak You Have!

I have never actually been sued by a ordinary homeowner, ever. I founded the company in 1992 and we have performed well over 100,000 residential home improvement and repair jobs and not one single homeowner has ever filed a suit against me. Yes, we have caused problems and caused some damages, but we have rectified those problems immediately. It is the insurance companies that are fueling the litigation and it is the insurance companies that are profiting from the litigation. They can sue me for negligence stating that I certifed that the piping in your home was defect free. Sounds crazy, I know, but they can use this litigation as a bargaining tool to lessen their "exposure". "Exposure" is a fancy word for loss potential.

Let Me Explain

It is a numbers game with the insurance carriers. I believe they know that I am not the cause of the slab leak that you are going to have in the future and I believe they don’t care. You really have three faces to your insurance company. The first face is the all-encompassing father like figure to take care of you…that is the broker…not your insurance company at all. No matter what they tell you that the policy covers it will not matter until you sign the specific contract for coverage. This then brings in the true face of your insurance company turns, the face of denial.

Acceptance. Denial…Denial…Acceptance

The first thing they will tell you is to go ahead and get the mater taken care. Get a plumber out there and stop the problem from getting bigger. Great….you are covered, right? Wrong. Just as soon as the problem is not increasing your insurance company will probably put the brakes on and tell you to kick the plumber off the job until their adjuster can take a look at the problem.

The Game is Afoot….

The adjuster comes to the job and tells you it probably isn’t covered, but they think they can get you some coverage. That’s the “wink-wink” I am on your side part of the game. I think “Adjuster” actually means “adjust the bill to the lowest amount possible.” The adjuster will want breakdowns on the bill to remove items that the insurance policy can omit from reimbursing you on and will argue on behalf of the insurance carrier to increase the cost of those omission items to put more of the monetary burden on you. All the while they will try to convince you they are the good guy.

The Adjuster Works For the insurance Carrier

The adjuster works for the insurance carrier. Why would they be on your side? If they were, wouldn’t they soon find themselves unemployed? Sometimes the insurance adjuster will recommend the worlds greatest plumber. Either the adjuster gets kickbacks from the plumber (I have had several point blank tell me they wanted kickbacks…I never give them) or the plumber will adjust the dollar amounts of the claim to put more of a burden on you or both. Using the referral contractor from the insurance is generally a really good way to spend far more money than you should. It is your policey...you paid in full for it...shouldn't you be paid in full?

Acceptance

Yes, they will pay the bill, after a mock fight. I have been in business for 20 years and the most number of denials I have seen is on my own house. I had to write 7 letters and got 7 checks totaling over $23,000 for wind and water damage for a claim the insurance company denied that I had coverage for, but would reimburse me for $300 in roof repairs. I would have settled for $3,000 initially, but they were being stubborn…so I researched the policy and the law and decided to keep going until I got paid. The squeaky wheel gets oiled.
